Santa Fe Plumbing Maintenance
Serving Rio Arriba, Los Alamos & San Miguel Counties Since 1968
When you need plumbing maintenance in Santa Fe, our skilled technicians are ready to help. Capitol Contractors is a family-owned plumbing provider with more than 55 years of experience serving Santa Fe and the surrounding area.
Since 1968, we’ve built lasting relationships with homeowners across Northern New Mexico. We’re fully licensed and insured, and we offer service in Spanish for customers who prefer it. Whether your home is in Los Alamos County, Rio Arriba County, or San Miguel County, our team is here to help.
Santa Fe homes often feature older plumbing systems and unique construction materials like adobe and thick-walled layouts. These characteristics make regular maintenance more critical: pipes run through challenging locations, and the region’s hard water accelerates mineral buildup throughout the system. By addressing concerns specific to Northern New Mexico and staying current with local building codes, we help homeowners protect their investments and avoid problems caused by aging infrastructure.
Don’t wait for a major plumbing issue to disrupt your routine. Regular maintenance helps prevent costly repairs and keeps your system running smoothly.
Benefits of regular plumbing maintenance include:
- Early detection of potential issues
- Extended lifespan of your plumbing system
- Improved water efficiency
- Prevention of water damage
- Peace of mind knowing your plumbing is in good condition
Why toss money down the drain? Call our Santa Fe plumbing maintenance team at (505) 989-7916 today to get ahead of plumbing problems.
Plumbing Maintenance Pricing & What Influences Cost
Pricing varies based on several factors, including the age of your home, system complexity, materials, and how frequently you schedule service. Older properties in Santa Fe’s historic districts often have legacy pipes that require more thorough inspection and careful handling, which can run higher than a modern system. Larger homes with multiple bathrooms or outbuildings simply take longer to inspect and service.
Capitol Contractors offers transparent, upfront pricing with no hidden fees and no overtime rates. Proactive maintenance reduces the likelihood of larger repairs down the road, helping you avoid emergency service costs and protect against expensive water damage.
Professional Plumbing Maintenance Services
Plumbing tune-ups should be scheduled regularly to catch small problems before they become expensive ones. A moderate toilet leak, for example, can waste about 6,000 gallons of water per month, adding up to roughly $1,000 in extra annual costs. Routine maintenance also helps you conserve water and reduce energy bills by keeping fixtures and appliances running at full efficiency.
Santa Fe homes need particular attention. Hard water causes accelerated mineral buildup that reduces fixture and appliance efficiency over time. Historic district homes frequently have older pipes that benefit from careful annual inspection. Our maintenance process is built around these local conditions, and we use genuine parts and materials for longer-lasting results.
We provide maintenance services for a variety of plumbing components, including:
- Showers
- Faucets
- Sinks
- Water heaters
- Toilets
- Drains
- Pipes
- Sewer lines
Why Plumbing Maintenance Matters in Santa Fe
Plumbing maintenance goes well beyond preventing leaks or clogs. At over 7,000 feet elevation, Santa Fe sees overnight temperatures drop to or below 20 degrees Fahrenheit from December through February, putting uninsulated pipes at real risk of freezing. Maintenance visits include checking pipe insulation and catching vulnerable sections before a cold snap turns them into an emergency. We also verify backflow prevention devices to keep your system meeting city standards.
For properties within Santa Fe’s historic overlay districts, plumbing work is subject to review by the Historic Districts Review Board in addition to standard permit requirements through the City of Santa Fe’s Building and Fire Services Department. Our licensed plumbers understand these requirements and help keep your home compliant without the guesswork.
Benefits of Regular Maintenance
- Conserves Water: Identifies leaks and inefficiencies, reducing water waste.
- Lowers Energy Costs: Ensures your water heater and fixtures operate efficiently, which can help decrease your energy bills.
- Increases Home Value: A well-maintained plumbing system appeals to prospective buyers, supporting your home’s overall value.
Hydro Jetting: A Smart Preventative Measure
Hydro jetting isn’t just for fixing problems; it’s an effective way to prevent them. Using high-pressure water, we clear your pipes of buildup and debris, including mineral scale and tree roots, without harmful chemicals. That matters in Santa Fe, where hard water leaves behind stubborn sediment, and local plant roots can work their way into older sewer lines.
Scheduled hydro jetting is especially valuable in older homes near arroyos or in established city neighborhoods, where buildup accumulates faster and blockages can develop quietly over time. Keeping sewer lines clear on a regular schedule is far less disruptive than dealing with a major blockage after the fact.
Common Plumbing Issues & How to Spot Them
Catching problems early starts with knowing what to look for. Santa Fe’s mineral-rich water and seasonal temperature swings put additional stress on plumbing systems compared to lower-elevation, lower-hardness markets, so the warning signs here can look a little different.
Common plumbing issues to watch for include:
- Leaky Faucets and Fixtures: A constant drip or pooling water around fixtures wastes gallons over time. If you notice either, it’s time to schedule a repair.
- Clogged Drains: Slow drainage or frequent backups point to a buildup in the pipes. Routine drain cleaning keeps blockages from developing.
- Running Toilets: A constantly running toilet usually means a faulty flapper or fill valve and leads to steady, unnecessary water waste.
- Low Water Pressure: Sudden pressure drops can signal a pipe leak or mineral buildup restricting flow.
In Santa Fe specifically, watch for white mineral deposits on fixtures, slow hot water delivery, and odd odors or wet spots in your yard after winter. Wet spots and odors following a cold stretch can indicate hidden leaks or sewer pipe damage. Acting on these early signs helps keep a manageable repair from becoming a costly one.
DIY Maintenance Tips for Homeowners
Professional service is the foundation of a healthy plumbing system, but there’s plenty homeowners can do between visits:
- Regularly Check for Leaks: Inspect faucets, toilets, and exposed pipes periodically. Catching a small leak early saves water and prevents damage.
- Maintain Your Water Heater: Flush your water heater annually to remove sediment and extend its life. At over 7,000 feet, Santa Fe’s incoming groundwater runs colder year-round, so water heaters work harder here than in lower-elevation markets. Annual flushing makes a real difference. Gas water heaters also burn less efficiently at high altitude due to lower oxygen density, making regular upkeep more impactful than it would be elsewhere.
- Clear Drains Carefully: A mixture of baking soda and vinegar handles minor clogs without the pipe damage that chemical drain cleaners can cause.
- Insulate Pipes: Exposed pipes in garages and crawl spaces are vulnerable during Santa Fe’s variable winters. Insulating them is one of the simplest ways to prevent freeze damage.
- Know Your Shut-Off Valves: Find your main water shut-off valve before you need it. In older neighborhoods, it’s also worth checking that the valve is accessible and still turns freely.
Santa Fe’s elevation and hard winters make frozen pipes a genuine risk. Staying prepared with insulation and functional shut-off valves can prevent significant damage when temperatures drop.

Frequently Asked Questions About Plumbing Maintenance
How Often Should I Schedule Plumbing Maintenance?
At least once a year. If your home is older or you’ve dealt with plumbing issues in the past, more frequent inspections are worth considering.
Can I Perform Plumbing Maintenance Myself?
Homeowners can handle small tasks like checking for leaks or clearing minor clogs, but thorough inspections and complex repairs require professional training and tools. What looks minor on the surface can point to something larger underneath.
What Should I Do If I Notice a Plumbing Issue?
Contact a professional plumber promptly. Whether it’s a slow drain, a leak, or an unusual noise, early action is almost always less expensive than waiting.
How Can I Save Money on Plumbing Maintenance?
Regular maintenance is the single best way to avoid major repair costs. Simple habits like checking for leaks and flushing your water heater annually add up to real savings over time.
How Does Santa Fe’s Hard Water Affect My Plumbing?
Santa Fe’s water supply draws from a mix of surface and groundwater sources, carrying significant mineral content that causes scale buildup in water heaters, fixtures, and supply lines. That buildup can shorten equipment life faster than in lower-hardness markets. Regular maintenance and annual water heater flushing help offset the effects. If you’re seeing persistent scale, a water softener is worth considering.

"Excellent work"Our heat went out late Saturday night - We called Capitol Plumbing and the crew, two men, Xavier and Alex, were here early Sunday morning. The furnace was removed and by 6:00 pm the new furnace was up and working - The heat was on and the house warmed up quite fast. Xavier and Alex were friendly and worked very efficiently replacing the old furnace. They were very helpful and informative and explained everything about the new furnace and answered all our questions. When crew had completed the job, they waited until the temperature was up to the degrees necessary for furnace to work. Thank you for a job well-done and I would recommend Capitol Plumbing and Heating in Santa Fe to anyone who needs plumbing work done. Thank you, we are once again warm and cozy.- Pauline Rindone

"Emergency service was also quick and efficient and very Professional."Xavior, arrived at a much needed time to fix our leak. He was fast to detect the leak and addressed the situation in a professional manner. It was late and after hours but he was not hurried and explained what happened, what he did and what has yet to be done. If you are not using them or need good service we recommend them, they responded among the many we tried to reach, so they will have our business for some time to come. Thank you for relieving our problem and minds.- Ed Silba

"Service with humor!"After being stood up by another plumber we called Paul's Plumbing & Heating, Inc. They contacted Xavier and Beto from Capitol Plumbing and Heating who fixed our outdoor faucet, which would not turn off. Xavier explained everything and showed us the process. He was professional, witty, and patient with my questions. I highly recommend them and am also impressed Paul's Plumbing contacted them since they didn't have any available crews. Both companies have customers' best interests in mind.- Jill

"Very happy with Xavior and Capitol"My kitchen sink x2 was hopelessly plugged up. Filthy water that had backed up was just sitting there. That is so unhealthy. I called Capitol this morning and they said they'd send out a serviceman in a couple of hours, which they did. Xavior came by and did a great job. He was polite, knowledgeable, smart and neat....no mess left behind for me! And best of all, the drains are running perfectly! Capitol has also installed my furnace and water tank, all within the last year or so (3/2021). And I am VERY pleased with that result as well....thanks to Adrian for that....great job.- Xavior did a great job

"$1200.00"Both Tomas and Xavier Martinez were prompt and courteous. They went beyond what was a leaking hot water valve. After replacing the valve and water line hose, they checked the boiler system and found it was not properly operating and took care of it for us. We were thankful for their thoroughness and quick service.- Dave Wilkison

"Excellent friendly knowledgeable service."Had them install a complete new system for heating water and and radiant heat system. Went to a tankless hot water system. They worked very efficiently and wasted no time installing the system. Workers were friendly and explained everything about the equipment and answered my questions since I was not familiar with the tankless hot water system and the radiant heat used in homes. They hauled away the old tank and boiler and a soft water system that was out dated. It took about two days but the water was only off for part of the first day and we had hot water that night for showering. Over all a very positive experience and I would highly recommend Capitol Plumbing & Heating of Santa Fe for all your plumbing needs.- Rod
