Heater Maintenance

Heater Maintenance in Santa Fe, NM

Serving Santa Fe, Rio Arriba, Los Alamos & San Miguel Counties Since 1968

Santa Fe sits above 7,000 feet elevation, and overnight temperatures drop fast once October arrives. That puts real, consistent demand on residential heating systems, and a system that hasn’t been serviced in a year or more may be at greater risk of a breakdown during a cold night. At Capitol Contractors, we’ve been helping Santa Fe homeowners keep their heating equipment running reliably since 1968. We’re fully licensed and insured, and we work on all major name brands using genuine parts and materials.

Scheduling heater maintenance before heating season peaks is a straightforward way to support your comfort and protect your investment. We offer upfront pricing with no hidden fees: the price we quote is the price you pay. Service is also available in Spanish for customers who prefer it.

How Often Should You Schedule Heater Maintenance?

We recommend a heating tune-up once or twice a year, ideally before the October through November demand peak. The National Fire Protection Association recommends annual inspections for heating systems with combustion components, and that guidance is especially relevant for the gas and oil systems common throughout Santa Fe County. Same-day appointments are available when scheduling allows, and our 24/7 availability means urgent concerns don’t have to wait until Monday morning.

Santa Fe’s high-desert climate accelerates filter and vent clogging. Dry air carries more dust and particulates than humid regions, and at elevation, combustion efficiency in older systems deserves closer attention than it would at sea level. These aren’t abstract concerns: they show up in higher utility bills, uneven heating, and systems that work harder than they should.

Watch for these warning signs between visits:

  • Unusual noises during operation, such as banging, rattling, or squealing
  • Strange or persistent odors when the system runs
  • Uneven heating from room to room
  • Frequent on/off cycling that doesn’t match thermostat settings
  • A yellow pilot light instead of blue, which can indicate incomplete combustion or a ventilation issue
  • Higher-than-normal utility bills without a clear explanation
  • A system older than five years that hasn’t been serviced recently

When our technicians visit, they walk through their findings with you and explain your options. If they find a minor issue, you decide how to address it. That honest, low-pressure approach is a cornerstone of how we’ve operated for more than 55 years. Skipping maintenance can shorten a system’s lifespan, raise the risk of unexpected breakdowns, and may affect manufacturer warranty coverage.

What’s Included in a Maintenance Visit

During a scheduled appointment, we examine every key component of your system to help reduce the chance of costly surprises and keep your home comfortable throughout the season.

Each maintenance visit typically covers:

  • System inspection: We check the unit for signs of damage, leaks, wear, or corrosion so you can catch issues early.
  • Filter replacement and cleaning: Dust and debris restrict airflow and force your heater to work harder. We check that filters allow maximum airflow to support comfort and energy efficiency.
  • Thermostat calibration: Precise settings help your system maintain consistent temperatures without unnecessary waste.
  • Electrical and safety checks: Our technicians test controls and safety devices to reduce the risk of faulty wiring or malfunctions.
  • Lubrication: We keep moving parts running smoothly, reducing strain and supporting the life of your unit.
  • Heat exchanger inspection: We check for cracks or wear that could allow carbon monoxide to enter the living space, one of the more serious findings in any tune-up.
  • Flue and venting inspection: We confirm the system vents safely and that combustion byproducts are directed out of the home correctly.
  • Performance testing: Checking heat output at various settings helps us confirm the system is operating as expected.

By following a detailed checklist on every visit, we provide repair and maintenance recommendations tailored to our regional climate and your system’s specific condition.

Frequently Asked Questions

How Can I Tell If My Heater Needs Professional Maintenance?

If your heater runs less efficiently, makes unusual noises, produces odd odors, or fails to keep your home warm, it’s time for a visit. Systems that cycle on and off more than usual or cause higher utility bills may also signal the need for a tune-up. As a general rule, any system that hasn’t been serviced in over a year warrants a professional inspection before heating season begins.

What Happens If I Skip Regular Heater Maintenance?

Skipping maintenance raises your risk of sudden breakdowns, reduced efficiency, and higher energy bills. Over time, lack of care can shorten your unit’s lifespan and may affect manufacturer warranty coverage. In systems with combustion components, deferred maintenance also raises safety considerations around carbon monoxide and venting that are worth taking seriously.

Does Santa Fe County Have Specific Heater Maintenance Requirements?

Local building codes and NFPA guidelines generally recommend annual inspections for heating systems, particularly combustion-based units. These are recommendations rather than a uniform mandate, and requirements can vary based on property type and system configuration. Consult a licensed professional to understand what applies to your specific home.

Do You Offer Heater Maintenance Service in Spanish?

Yes. We provide full service in Spanish for customers who prefer it or who are more comfortable communicating in Spanish. Just let us know when you call, and we’ll help your appointment go smoothly.

    "Excellent work"
Our heat went out late Saturday night - We called Capitol Plumbing and the crew, two men, Xavier and Alex, were here early Sunday morning. The furnace was removed and by 6:00 pm the new furnace was up and working - The heat was on and the house warmed up quite fast. Xavier and Alex were friendly and worked very efficiently replacing the old furnace. They were very helpful and informative and explained everything about the new furnace and answered all our questions. When crew had completed the job, they waited until the temperature was up to the degrees necessary for furnace to work. Thank you for a job well-done and I would recommend Capitol Plumbing and Heating in Santa Fe to anyone who needs plumbing work done. Thank you, we are once again warm and cozy.

"Emergency service was also quick and efficient and very Professional."
Xavior, arrived at a much needed time to fix our leak. He was fast to detect the leak and addressed the situation in a professional manner. It was late and after hours but he was not hurried and explained what happened, what he did and what has yet to be done. If you are not using them or need good service we recommend them, they responded among the many we tried to reach, so they will have our business for some time to come. Thank you for relieving our problem and minds.

    "Service with humor!"
After being stood up by another plumber we called Paul's Plumbing & Heating, Inc. They contacted Xavier and Beto from Capitol Plumbing and Heating who fixed our outdoor faucet, which would not turn off. Xavier explained everything and showed us the process. He was professional, witty, and patient with my questions. I highly recommend them and am also impressed Paul's Plumbing contacted them since they didn't have any available crews. Both companies have customers' best interests in mind.

"Very happy with Xavior and Capitol"
My kitchen sink x2 was hopelessly plugged up. Filthy water that had backed up was just sitting there. That is so unhealthy. I called Capitol this morning and they said they'd send out a serviceman in a couple of hours, which they did. Xavior came by and did a great job. He was polite, knowledgeable, smart and neat....no mess left behind for me! And best of all, the drains are running perfectly! Capitol has also installed my furnace and water tank, all within the last year or so (3/2021). And I am VERY pleased with that result as well....thanks to Adrian for that....great job.

    "$1200.00"
Both Tomas and Xavier Martinez were prompt and courteous. They went beyond what was a leaking hot water valve. After replacing the valve and water line hose, they checked the boiler system and found it was not properly operating and took care of it for us. We were thankful for their thoroughness and quick service.

    "Excellent friendly knowledgeable service."
Had them install a complete new system for heating water and and radiant heat system. Went to a tankless hot water system. They worked very efficiently and wasted no time installing the system. Workers were friendly and explained everything about the equipment and answered my questions since I was not familiar with the tankless hot water system and the radiant heat used in homes. They hauled away the old tank and boiler and a soft water system that was out dated. It took about two days but the water was only off for part of the first day and we had hot water that night for showering. Over all a very positive experience and I would highly recommend Capitol Plumbing & Heating of Santa Fe for all your plumbing needs.
